    How Vacohost co-hosting works

    What does a Vacohost co-host actually do day to day?
    We handle guest communication end to end: pre-booking questions, check-in instructions, in-stay problems, and post-stay follow-up including review handling. We coordinate — but do not authorize — maintenance and cleaning scheduling. You keep the listing, the payout account, and every financial decision.     Do you approve guest refunds or make financial decisions on my behalf?
    No. Owner approval is required for all refunds, reimbursements, and financial decisions. We handle communication only — you stay in control. If a guest asks for money back, we gather the facts, tell you what we recommend and why, and wait for your call.Tip: set refund and repair approval thresholds
    Do you handle maintenance or repairs?
    We coordinate communication and scheduling only, and you approve costs. That means we field the guest report, reach your vendor, get a time on the calendar, and keep the guest informed. We do not dispatch work or spend your money without approval.Compare: co-host vs. property manager vs. hybrid
    How is this different from a property management company?
    With a management company, they typically collect your rental income and pay you back — minus their 20%+ fee. With Vacohost, you maintain full control of your listing and simply add us as a co-host. You collect all your revenue directly and pay our flat monthly service fee with a credit card or other payment method.     Which platforms do you support?
    Airbnb and Vrbo, both of which have native co-host or additional-user permissions that let an owner grant access without transferring ownership of the listing. Adding a co-host takes a few minutes and can be revoked by the owner at any time.Guide: how to add a co-host on Vrbo

    Pricing, billing, and contracts

    Is there a long-term contract?
    No. This is month-to-month. We require 30 days written notice to cancel. Nothing about the arrangement locks up your listing, so if it is not working you leave with your account, your reviews, and your revenue intact.
    How do I cancel?
    Send 30 days written notice. Because you never transferred the listing or the payout account, cancellation is an access change rather than a migration.
    Is there a setup fee?
    No onboarding fee. We will begin communicating with guests in week 1, but the first month is a transition period so we treat that time as the onboarding period. Expect the first few weeks to include more questions from us as we learn the property.
    How does the multi-listing discount work?
    The 10% multi-listing discount is applied per service: if you buy a service for 2 or more listings, that service is 10% off. It is not a cart-wide discount, so buying two PriceLabs seats does not discount a messaging plan you only run on one listing. It stacks with the bundle rate on any line that independently qualifies for both, and checkout recalculates it server-side from the listings assigned to each service.
    Why a flat fee instead of a percentage?
    A percentage fee grows every time your property has a good month, even though the work does not change. A flat fee means the upside of a strong season stays with the owner. It also makes the cost of co-hosting a line item you can underwrite before you buy a property.

    Revenue and pricing management

    Do you set my nightly rates?
    Only if you add revenue management. With the PriceLabs add-on we configure and actively manage your dynamic pricing — base rates, minimum stays, seasonal profiles, and gap rules — and you keep approval over the strategy.     Will co-hosting increase my revenue?
    We do not promise a revenue number, and you should be skeptical of anyone who does. What consistently moves revenue is faster response times, better reviews, accurate pricing, and fewer unbooked gaps. Those are the things we work on, and they are measurable in your own data over a season.
    Can you give me a revenue projection for a property I am considering?

    Cleaning, turnovers, and vendors

    Do you provide cleaning?
    No. You keep your own cleaner and your own vendor relationships, and we coordinate scheduling around reservations. Owners who keep the cleaner relationship keep the ability to change co-hosts without disrupting operations.Guide: how to hire the right Airbnb cleaner
    What happens if my cleaner cancels on a same-day turn?
    We contact your backup cleaner and keep the guest informed with a realistic time, and we tell you immediately what the options are. This is the single strongest argument for lining up a backup cleaner before you need one.Guide: when to fire your STR cleaner

    Getting started and onboarding

    What do you need from me to start?
    Co-host access on the platform, a property overview (access, parking, quirks, shutoffs), your vendor contacts, and your approval thresholds for refunds and repairs. Most owners can assemble this in an hour.Guide: getting started with co-hosting
    How long does onboarding take?
    We begin answering guest messages in week one. The full first month is a transition period: we are learning the property, tightening the saved responses, and finding the gaps in the house documentation. Expect the operation to feel routine by week four.
    Do I have to give up my Superhost status?
    No. You remain the primary host on the listing, so the performance history and any status stay attached to your account. A co-host's work affects those metrics, which is the point — response time and review scores are exactly what we are managing.
